Why Farmington’s Dry Climate Is Hard on Hardwood Floors

Hardwood Floors Dry Climate – Hardwood is beautiful. It’s timeless, it adds real value to a home, and there’s nothing quite like it underfoot.

It’s also the flooring most affected by where you live — and here in the Four Corners, that matters more than most homeowners realize.

If you’ve ever seen gaps open up between planks in the winter, or noticed a hardwood floor that looks fine in July and cracked in January, you’ve seen our climate at work. Here’s what’s actually happening and what to do about it.

Wood Never Stops Moving

Here’s the thing most people don’t know about hardwood: even after it’s cut, dried, milled, finished, and installed, wood continues to absorb and release moisture from the air around it.

When humidity rises, wood takes on moisture and expands. When humidity drops, it releases moisture and contracts. This happens continuously, every day, for the life of the floor.

In a climate with stable humidity, that movement is minor and the floor stays tight. In a climate with extreme swings, the movement is significant — and that’s where problems start.

Why the Four Corners Is Especially Tough

Our high desert climate is defined by two things that work against hardwood.

It’s dry. Relative humidity here often sits well below what hardwood is designed for. Most manufacturers spec their flooring for an indoor range of roughly 35% to 55% relative humidity. Farmington regularly runs below that, sometimes far below.

It swings. Summer heat, monsoon-season moisture, and dry winters with the furnace running constantly mean indoor humidity doesn’t just sit low — it moves. And it’s the movement that does the damage, not the low reading itself.

Winter is the worst of it. Cold outside air holds very little moisture, and when your furnace heats it, the relative humidity indoors drops sharply. A house that sat at 40% in September can fall to 15% or lower in January.

That’s a dramatic change, and your floor responds to every bit of it.

What Dry Air Actually Does to Hardwood

Gapping is the most common complaint. As planks lose moisture and shrink, spaces open between them. Thin gaps in winter that close up in summer are normal seasonal movement. Gaps that stay open year-round mean the wood has dried past its equilibrium point.

Cracking and splitting happens when the wood dries faster than it can adjust. You’ll see fine cracks along the grain, or splits at the ends of boards. Unlike gapping, this doesn’t reverse when humidity returns.

Cupping and crowning occur when the top and bottom of a plank are at different moisture levels. Cupped boards curl up at the edges; crowned boards bow up in the middle. Both are usually a sign the subfloor and the surface are seeing different conditions.

Finish problems show up as the wood beneath moves. Polyurethane and other surface finishes are less flexible than wood, so significant movement can cause the finish to check, crack, or separate.

Squeaks and loose boards develop as fasteners lose their grip in wood that has shrunk away from them.

Solid Hardwood vs. Engineered Hardwood

This distinction matters enormously in a climate like ours.

Solid hardwood is a single piece of wood all the way through. It expands and contracts across its full thickness, which means maximum movement in response to humidity change. It’s the most vulnerable option in a dry, swinging climate.

Engineered hardwood has a real hardwood veneer bonded to a core of plywood or high-density fiberboard, with the layers oriented in alternating directions. That cross-layered construction resists movement — when one layer wants to expand one direction, the layer beneath it resists.

The result is a floor that looks identical to solid hardwood on the surface but is significantly more dimensionally stable. It handles humidity swings far better, and it can be installed in places solid wood shouldn’t go, including over concrete slabs and in below-grade spaces.

For most Four Corners homeowners who want real wood, engineered is the better engineering choice. The top layer is genuine hardwood, so you’re not compromising on appearance.

How to Protect Hardwood in a Dry Climate

If you have hardwood or you’re determined to install it, these things genuinely help.

Control your indoor humidity. This is the single most effective thing you can do. Aim to keep your home in that 35% to 55% range year-round. A whole-house humidifier tied into your HVAC system is the best solution; portable units help in individual rooms. Run them through the winter when the furnace is drying your air out.

Buy a hygrometer. They cost very little and take the guesswork out of it. If you can’t measure your indoor humidity, you can’t manage it.

Insist on proper acclimation. Hardwood needs to sit in your home, in the room where it’s being installed, for several days before installation — often 3 to 7 days depending on the product. This lets the wood reach equilibrium with your actual indoor conditions before it’s fastened down. Skipping this step is one of the most common causes of failure, and it voids most manufacturer warranties.

Choose narrower planks. Wide-plank flooring is beautiful, but a wider board moves more in absolute terms than a narrow one. If you want hardwood in a dry climate, narrower planks will show less gapping.

Keep it out of direct sun. Our intense Four Corners sunlight fades hardwood and dries it unevenly. Use blinds, curtains, or UV-filtering window film on south-facing exposures.

Understand seasonal movement is normal. Some gapping in winter that closes in summer isn’t a defect — it’s wood doing what wood does. The goal is keeping that movement within a range the floor can handle.

When Hardwood Isn’t the Right Answer

Sometimes the honest advice is a different material.

If you’re not going to actively manage indoor humidity, if the space is a basement or over a slab with moisture concerns, if it’s a kitchen or bathroom, or if it’s a rental property where humidity control isn’t in your hands — solid hardwood is likely to disappoint you.

The good news is that the alternatives have gotten genuinely excellent.

Luxury vinyl plank is dimensionally stable, unaffected by humidity swings, completely waterproof, and modern products replicate wood convincingly. In our climate, it solves every problem hardwood has.

Engineered hardwood, as covered above, is the compromise that keeps real wood on the surface while dramatically reducing movement.

None of these are consolation prizes. For a lot of Four Corners homes, they’re simply the better choice.

The Bottom Line

Hardwood can absolutely work in Farmington — plenty of local homes have beautiful hardwood floors that have lasted decades. But it works because someone made informed decisions: the right product, proper acclimation, professional installation, and ongoing humidity control.

Going in without understanding our climate is how people end up with gapped, cracked, cupped floors and a lot of frustration.
